Why do I need a land survey?

Land surveys come in many forms.  A land survey can be used to determine property boundaries, buying or selling land, splitting or combining land, ensuring proper locations and elevations for construction, and many other reasons.

This can vary on many different factors, including size and complexity of the property, type of service you request, and weather conditions for the survey field crew.  All quotes we provide will include our estimated time frame of completion.

Yes, it can.  Land surveying documents from Coor Consulting are certified and stamped by a licensed professional land surveyor and can be used in legal proceedings if necessary.

It potentially is, but that will be determined on a case-by-case basis.  Changes over the years to ownership, types of land use, or nearby development could lead to the need for an updated land survey.  A previous land survey cannot be “updated” to include new names should ownership change.

What you receive will depend on the type of land survey service you request.

  • ALTA/NSPS Land Title Survey – You can expect to receive a Certified Survey Document and monuments set at property corners. We can record with the county or municipality the property resides in for a fee.
  • Boundary or Lot Survey – You can expect to receive a Certified Survey Document and monuments set at property corners. We can record with the county or municipality the property resides in for a fee.
  • Lot Split or Consolidation Survey – What you receive will vary based on the standards and policies of the county or municipality in which the service is performed. Coor Consulting will help you determine what is necessary for your property and provide what is needed.
  • Route Survey – You can expect to receive a Certified Survey Document.
  • Topographic Survey – You can expect to receive a Certified Survey Document and a CAD file upon request that can be used for further design.
  • Easement Exhibit – You can expect to receive a detailed drawing of the easement along with a land description for the affected area.

The cost of our service depends on many factors, including the size and complexity of the property, the type of service you request, how many field crew visits are required, and if you need your service expedited.  Coor Consulting will never sell you more service than we honestly believe you will need for what you are trying to achieve.  Our goal is always to provide the best possible service and done the right way.

Very accurate.  Coor Consulting uses modern instruments, including GPS technology that allows for precision in all aspects of the land survey.

Typically, no.  Most services do not require your presence, but we can coordinate with you if you prefer to be present.

We aim to have quotes for you within 1-2 business days for residential services, and 2-4 business days for commercial services.  This time frame may vary based on the complexity of your service requested, but it is rare.

Yes! All land surveying items we provide you have been certified and stamped by a licensed professional land surveyor in the State of Indiana. Documents we provide can be used in court proceedings if necessary and recorded with the Recorder for the County in which the service is performed.

Typically, we do not perform corner flagging unless it is for a property we have previously performed a survey for. We tend to recommend a boundary or lot survey so that our services and reputation comply with all state laws.

We only reestablish single property lines on parcels that we have previously performed a survey for. We tend to recommend a full boundary or lot survey as the amount of work needed to establish a single line is the same as completing a full survey.
